What paperwork is required if the listing agent also finds the buyer?

(No other agent involved – listing side + unrepresented buyer)

This applies when the property is listed and the buyer does not have their own agent.

From the Seller:

  • Listing Agreement

  • Agency Disclosure

  • Fair Housing Disclosure

  • Lead Paint Disclosure (homes built before 1978 only)

  • PCDA Acknowledgement Form (Not co‑ops or condos)

From the Buyer:

  • Agency Disclosure 

  • Fair Housing Disclosure

  • Lead Paint Disclosure (homes built before 1978 only)

  • PCDA Acknowledgement Form (Not co‑ops or condos)

Important:

  • ❌ Buyer Representation Agreement is NOT required in this scenario
