The Fair Housing Notice (attached) is what MUST be displayed at every Open House.
The Fair Housing Discrimination Disclosure (attached) is what must be sent to every person you have a real estate relationship with. So buyers and sellers that you are working with the minute any sort of relationship is established. If someone just calls for a price or information and it ends there then there is no need to send the form, but if you make appointments with them or start to nurture the buyer or seller in any way then the form should be sent.
Both forms are also available in Dotloop Templates - Disclosures.
You must keep proof that you sent this form to any buyers or sellers for 3 years. So dotloop / email is probably the best way to send the form to people.
