Co‑ops
Condos
Land
Estate sales
Bankruptcy sales
Foreclosures, short sales, or debtor‑in‑possession sales
Trust sales
Guardianship sales
Conservatorship sales
New construction (brand new – never lived in)
Transfer to a co‑owner, spouse, or child
Court‑ordered transfers (divorce by court order only)
Any property with 5 families or more
