What properties are exempt from the PCDA form?

A PCDA form is NOT required for the following:

  • Co‑ops

  • Condos

  • Land

  • Estate sales

  • Bankruptcy sales

  • Foreclosures, short sales, or debtor‑in‑possession sales

  • Trust sales

  • Guardianship sales

  • Conservatorship sales

  • New construction (brand new – never lived in)

  • Transfer to a co‑owner, spouse, or child

  • Court‑ordered transfers (divorce by court order only)

  • Any property with 5 families or more
