Tips For Showing Homes Effectively


  1. Arrive 20 minutes before the scheduled time to prep the home (if possible / your listing).
  2. Make it feel like home: Turn on all the lights, Open the shades, Turn the head or AC on.
  3. Flush All the toilets, Have an air freshener on hand and spray lightly around the house.
  4. Start in the worst (not the best) part of the house or even the basement - case by case basis. Block off the backyard door and let them know they will view it at the end.
  5. Make sure you stay active using hand gestures to create directional flow in your showing, example would be opening doors and stepping back to let them walk in. Do not enter the room unless they ask you a question.
  6. If there is carpet you can see if there is a corner you can lightly pull up to see the condition of the floor underneath (only if possible)
  7. Remain Gender & Age neutral - Never say things like his & hers closet, never say perfect for a baby or older couple. Keep in mind the 17 protected classes.
  8. Never tell a client that you are 100% sure of any specific condition in the house unless you really are.
  9. Be the Master of blankets statements to protect yourself. For example: You can say “To the best of my knowledge” or “From what I have seen.”
  10. MOST IMPORTANT: Never make it seem like you are a home inspector or contractor. The most valuable statement is: “We are going to get a home inspector if we settle on a price and they can give you a better answer to your questions; however I can inquire further through the seller / listing agent to get a better answer for you.”
